Integrity Title & Document Services, LLC is located in beautiful downtown Cape Coral, Florida. We are a family owned and operated business founded in 2014. Our office is a title company that offers real estate assistance to sellers, buyers, realtors and lenders. We also offer legal document preparation services that assist pro se customers.

Integrity offers multiple real estate services for residential and commercial transactions. Real estate services are title insurance and closing services, for sale by owner (FSBO), refinances, construction loans, short sale transactions, and seller financing. Our office has successfully closed thousands of real estate transactions over the years!

Additionally, our office assists customers with completing a variety of legal documents at affordable prices. Some of the documents we assist with are probates, deeds, last will & testament, power of attorneys, entity formations, divorces, and much more. Title Insurance/Closings

Title insurance protects real estate owners and lenders against loss or damage occurring from liens, encumbrances, or other defects in the title.

For Sale by Owner

For sale by owner (FSBO) is when an owner sells the property without the use of an agent or a broker.

If you decide to sell FSBO our office can assist you with the preparation of the contract; search/examination of property; and work with buyers, lenders, and any other entity to complete a successful closing.

Refinances

Refinancing is the replacement of an existing debt obligation with another debt obligation under different terms.

Call our office for a quote, so that our professional staff can calculate any reissue title insurance that may apply.

Probates

Probate is a legal process in which a will is admitted to the court of law and accepted as a valid public document that is the true last testament of the deceased. If deceased did not leave a will, then the estate is settled according to the laws of intestacy. After the validity of the will is proven or intestacy is determined, the assets of the estate can be distributed to their heirs. Florida law has two main types of probates; Summary Administration and Formal Administration.

Summary Administration: This type of probate is used when the estate of the deceased does not exceed $75,000 (do not include homestead value). Our office can assist you with completing the required documents to successfully handle your own probate matter.
Fee: $995, plus filing and recording costs

Formal Administration: This type of probate is used when the estate value of the deceased exceeds $75,000.
Florida law only allows this type of administration pro-se (without attorney) if there is one heir to inherit the estate. If more than one heir inherits the estate, please contact a local attorney for assistance.
Fee: $1250, plus filing and recording costs

Deeds

A deed is a written document that is used to transfer real estate property. Our office cam assist with the preparation of the deed and electronic recording in the county where property is located.

Warranty Deed: A warranty deed provides the greatest amount of protection to the grantee of a property. It warrants that the owner owns the property free and clear of any outstanding liens, mortgages, or other encumbrances.
Fee: $195, plus costs

Quit Claim Deed: A quit claim deed makes no promises at all about the owner’s title. It transfers whatever interest the owner may have without any warranties. This does not guarantee that there are no other owners, or that there are no claims against the property.
Fee: $195, plus costs

Ladybird (Life Estate Deed): Ladybird deed gives the owner continued control over the property until his or her death. Once the owner dies, the property is transferred automatically to remaindermen without the need for probate.
Fee: $395, plus costs

Last Will & Testament

Last Will & Testament is the most common document used to specify how an estate should be settled after death. 

A will may name a guardian or trustee who will take care of a minor child if there is no surviving parent; be used to disinherit a child or to dictate who should receive specific items, such as artwork or jewelry. 

If one passes without a will the Florida intestate (without will) law determines how your assets will be divided.
Fee: $300

Power Of Attorney

Power of Attorney is a legal document that authorizes one person to act on behalf of another person.  A person giving a Power of Attorney may make it very broad or may limit it to certain specific acts.

Durable allows the agent appointed to assist you with financial needs if you are unable to handle matters on your own, or if you become incompetent.
Fee: $100

Specific is to authorize an agent to act on your behalf only in a specific situation.  Most common is to act on one behalf for real estate transactions.
Fee: $100

Health Care Surrogate / Living Will

Health Surrogate appoints someone to make healthcare decisions for you when you become unable to make them for yourself.

A Living Will is a written legal document detailing desires regarding your medical treatment in circumstances in which you are no longer able to express informed consent and outlines your wishes as to any life sustaining procedures.
Fees:
Health Care Surrogate: $100
Living Will: $75

Estate Planning Package

Entity Formations

When beginning a business, you must decide what form of business entity to establish. Most common forms are limited liability company and corporation. Our office can assist with filing your entity with the State of Florida and obtaining IRS required federal identification number.
Fee: $175, plus state filing costs

Divorces

Uncontested Only
An uncontested divorce occurs when there are no disagreements between you and your spouse over any financial or divorce-related issues (i.e., child custody and support, division of marital property or spousal support). Your spouse can either agree to the divorce or fail to appear in the divorce action.
Fees:
With Children: $650, plus filing costs
Without Children: $500, plus filing costs

Notary Service

A notary public acts as an impartial third-party witness to not only the signature of a document, but also that all parties who signed a document did so willingly and under their own free will. 

In order to notarize a document, you must provide a valid government issued photo ID, such as driver license, identification card or passport. Our office has a full time licensed notary public available to assist with your notary needs.
Fees:
Single Documents: $10
Seller Closing Documents: $75
Refinance Closing Documents: $70
Borrower Loan Documents: $150
